Wow! What a month we have had in respect of sales and new instructions!

The fantastic weather we have had for February has certainly brought buyers back to the market earlier than usual and we have agreed £4,200,000 pounds worth of property sales in the last 4 weeks!

One particular barn conversion in Thurlaston has over 30 viewings in an afternoon, 9 offers and a sale agreed 25% in excess of the guide price! 

Thankfully my call to arms last month in terms of the lack of stock has been answered and we have some incredible new listings coming to the market including a fabulous 6,000 square foot Victorian Rectory, with separate apartment and coach house, a stunning village home, that nestles beneath the village church in Churchover and a stunning modern home in Pailton with incredible views.

Do keep an eye on our social media platforms for several launch events and open houses that are scheduled for the next 5 weeks as we continue the momentum built in the last 2 months.

What has been interesting is that despite Brexit and the challenges in the automotive industry the market has been phenomenally busy. However, this has masked the fact that sellers are being less ambitious with their asking prices and finally after a rather tepid end to the year the buyers are beginning to see value in the current market and are returning it seems, in droves.

So has there been any adverse change in property prices in the last few months to prompt this new wave of interest?

The latest RightmoveHouseprice Index suggest that with the average annual rate of growth at only 0.2% (+£714), annual wage growth of 3.4% is now outstripping asking prices at the fastest rate since 2011, improving buyer affordability.

Interestingly enough the Midlands has seen year to date average growth of the 2.95% with an average selling time of 68 days, which sounds a long time but far exceeds the performances of the market in the southeast and greater London.

There may be some challenges ahead but for the moment the realities are that buyers and sellers refuse to sit on their hands and wait. There is activity and there may well be further ‘bumps in the road’ but our attractive location, great schools incredibly good commuter links can play a huge part in isolating the local market from the downward pressures felt elsewhere.
