Hi I’m Sam from Fine & Country Rugby back again with my latest property update for June 2019.
After an amazing April for sales and instructions, the local market in the premium sector has remained strong with high viewing levels throughout the month of May. There has been another high influx of new instructions which has brought another wave of buyers to the market. That said it still remains very much a buyer’s market and as I said last month sellers are having to be sensible with their asking prices in order to attract the poll of buyers that have a wide choice of property available.
Currently we have 123 homes available within a 3 mile radius of which 37 are sold subject to contract. The traditional wave of new homes coming to the market in Spring has largely been responsible for the increase in stock levels across the region creating the choice for buyers and competition for sellers.
I am extremely pleased to report that we are by far and away the market leaders in the region. At one point we commanded a 50% share of sold homes during April and May and year to date, we remain the agent with the most sales agreed in the upper quartile of the market according to research conducted by the Rightmove website, which is reassuring for our current vendors and of course those potential sellers that are considering a choice of agent.

So are prices going up, down or do they remain stable? The wider market including London seems to be suffering from tough market conditions but the midlands on the whole has seen year to date growth of 4%. Prices in these areas are holding steady – never seeming to suffer the excessive ‘peaks and troughs’ of other regions. Birmingham is in the throes of massive regeneration with HSBC relocating here, HS2 coming, lots of city centre residential developments to buy, rent and invest in and other Midlands cities – including Wolverhampton, Derby, Leicester Worcester – are all following suit and enjoying high demand. It’s not before time, London may have lost some ground for now, so it seems the Midlands is where the next smart money is going.
This is indeed pleasing news and should provide some reassurance to those purchasers and sellers that have been cautious in recent months
There is no doubt that sellers in my market place require, more than ever, a bespoke approach to their sales strategy, that’s why we are very much becoming the agent of choice in the upper quartile and our results speak for themselves. Its notable that some of the more famous names in the online agent category are suffering immeasurably as the sellers choose service, personality and proactivity over the robotic approach elsewhere.
