Hi I’m Sam from Fine & Country Rugby and welcome back to my monthly market update for February 2020.
I have frankly been astonished by the New Year activity with both listings and sales up 24% on last January’s results. A great example of this new found confidence was the launch of a home in Dunchurch that was on the market with one of our competitors in the last quarter of last year that resulted in 21 viewings and 3 offers in excess of the guide price. As a result the sellers are delighted and we look forward to welcoming the equally delighted buyers into their new home in due course.
So has the ‘Boris bounce’ really taken effect or is this just the result of pent up demand from the end of a cautious 2019? I would say that it is certainly a combination of both but it must be said that while we expect growth, it might be minimal in light of the 11 months of trade deals that will now take place after our exit from the European Union. That said sales in the £1m plus range have recently risen to their highest in a decade according to a recent report in The Times. This has certainly been reflected locally with F&C Rugby selling 13 homes in this price sector last year, being clear market leaders with a 22.3 % market share in the price range.

What has also been very reassuring locally is that Rugby has been voted in the top 15 places to live in the UK according to the Halifax Quality of Life Survey , which bases its research on employment, crime rates, education and house price affordability. As a Rugby person born and bred this makes me incredibly proud and it’s a reflection of what I have been saying in these reports for many months, we live in an affluent up and coming area that should be celebrated by us all.
