Hi I’m Sam from Fine & Country Rugby back again with my latest property update for July 2019.

June was an amazing month for sales at Fine & Country Rugby we agreed sales on over £6,225,000 of property. This exceeded April’s record month, proving that the upper quartile of the market in Warwickshire, Northamptonshire and Leicestershire is doing remarkably well as we go into the summer holidays. The net result of such buoyant market activity is we need more new listings to supply the demand and there has been a short supply of new stock over the course of the month.

The local market has still remained very resilient to outside pressures and as I suggested last month the investment within our neighbouring cities, the fantastic schools, superb commuter links have all continued to contribute to the positive health of the local market. But let us not become too carried away or complacent as despite our continued success as the ‘go to agent’ in the premium market it is clear that there are still a lot of homes out there that are taking a while to secure a sale. This is really no surprise as all year we have political upheaval and uncertainty contributing to buyer caution and some properties are not being backed by excellent marketing or the right price advice. 

Interestingly enough the Royal Institute of Chartered Surveyors have reported the largest increase in buyer activity last month than at any time since the referendum in 2016, so this should provide any current sellers or those thinking of a move, some confidence in market conditions. On a national level Nationwide has reported a modest 0.6% growth, whilst Rugby and surrounding areas remain much more robust at just under 4% annual growth.  So if you are considering a sale of your home in the coming months or even in 2020, I’d be delighted to hear from you.
