Hi I’m Sam from Fine & Country Rugby back again with my latest property update for August 2019 

With the onset of the school holidays July was a slightly slower month in sales terms although buyer confidence is high with ours sales agreed at an average of 103% of the asking price, which is an outstanding result!

50% of these sales had the benefit of a launch event or open day which encouraged multiple offers in excess of the asking price, a fantastic way to create a competitive environment in what is essentially a buyer’s market. Thankfully after a super sales month in June, we have had a great listings month in July, with some super homes coming to the market, including a luxury home in Princethorpe, a home with an annexe in Marton and some new listings that have chosen Fine & Country after an unsuccessful time with other agents. 

These homes will be featured at our Park Lane Property Exhibition in London on the 20th & 21st of September, one of the many initiatives that help us reach a wider audience than our competitors. 

So we have a new Prime Minister and what appears to be a new Brexit strategy, which at the moment hasn’t affected the local market, the area remains resilient to outside pressures. The wider market though has suggested that the supply of new stock has fallen by 3% in July and that London house prices have fallen for their fastest rate in 10 years, which is contrary to what we are seeing in Warwickshire, Leicestershire and Northamptonshire where growth has remained steady at just under 4% annually.
