Hi I’m Sam from Fine & Country, back again with my latest property update for September 2019.
August was a remarkably busy month at Fine & Country Rugby with over 30% more market appraisals carried out compared to this time last year, we agreed £3,730,000 of sales and had a record month for contracts exchanged. All rather strange considering that August is supposed to be a ‘quiet’ month compared to most. Given that myself and my colleagues had holiday commitments it was safe to say that the office was stretched to its maximum by such an upturn in activity!
So what of the wider picture beyond our doors…. All year we have seen Brexit dominate the headlines in the background and the last 4 weeks have seen tremendous political upheaval as we near the 31st of October, a new Prime Minister, parliament being suspended and an election posed, but in the end rebuffed by parliamentary opposition has created incredible turmoil it appears and there is no doubt that these set of events will create a ‘drag’ on market confidence. House prices remained flat in August to leave annual growth at 0.6%, according to Nationwide. We now expect average house price growth to be flat in 2019, down from the prediction of 1.5% growth I made last November.

That said over the last year, nine of the top ten highest price growth local authorities were in The Midlands, Wales or Scotland. Therefore our area still remains robust to outside pressures, particular in light of the local unemployment levels which are low and the natural attraction of the locality for commuters.
It remains to be seen whether the local market will stagnate due to the uncertain weeks ahead but we still have the signs associated with a buyers’ market out there with 155 properties for sale with 58 sold in the upper quartile of the market within a 10 mile radius of the office.
It is clear that clients who choose ourselves to market their home will certainly experience a wider marketing reach than any other agent and at present we are busying preparing for our Property Exhibition on Friday 20th and 21st September where we will be featuring all our listings in the our prestigious Park Lane office in Mayfair.
